Pollution Legal Liability (PLL)

  • PLL protects real estate owners and people interested in acquiring or divesting properties.  PLL covers unknown contaminants (on and off site).  This coverage can protect against third party bodily injury or property damage, natural resources damages, business interruption, pollution from non-owned disposal sites, pollution that occurs in the transportation of waste to disposal sites, new or future operations that require an increased level of remediation, and even regulatory changes or re-openers that require additional clean-up. 

Clean-up Cost Cap (Cost Cap)

  • Cost Cap covers the remediation of known contaminates on a property or off-site. These policies are typically based on an approved remediation plan.

Environmental Protection Program (EPP/Finite)

  • Policies that are prefunded with the expected clean up costs.  This mechanism can offer tax advantages and sometimes also facilitate better policy terms (e.g., longer policy periods). 

Underground Storage Tanks

  • Insurance coverage that addresses leaks and liabilities for UST owners and operators, this insurance can help owners and operators meet federal and state financial responsibility requirements.

Contractor Pollution Liability

  • Covers contractors' liability for claims arising from pollution events caused by operations performed by or on behalf of Contractors (e.g., remediation firms; roofers; pavers).
